Concrete Overlays & Restoration

An overlay is a bonded resurfacing layer—cementitious or polymer-modified—placed over a prepared, sound slab. It is not paint. It is not a temporary patch. Done correctly, it becomes the new wearing surface for driveways, patios, garages, and commercial floors.

Pacific Northwest weather is wet. Scaling, surface pop-outs, and tired texture show up early on exposed flatwork. If the structure underneath is still doing its job, tearing everything out is often the expensive answer to a surface problem.

Overlay path

• Lower cost than full demo and replacement
• Faster return to service on most residential drives
• Repairs light cracking and surface wear in one system
• Preserves a slab that still has structural life

Tear-out path

• Necessary for failed structure or bad subgrade
• Higher haul-off and pour costs
• Longer cure before full use
• Right tool—just not the default
