Proudly serving King, Snohomish & Skagit County, WA

Western Washington rain and lingering moisture can push a white chalky haze—often called efflorescence—onto driveways, patios, walks, and garage approaches. Many still-sound slabs with surface-only salts still qualify for clean + dry + seal; haze sitting with scaling, soft paste, ponding, or a failing host needs restore / drainage honesty first—not another aisle “acid + forever sealer” coat. This page covers the white-haze / efflorescence triage for King, Snohomish & Skagit homeowners (and occasional HOA / PM contacts). Start with a complimentary phone/photo review, then a free on-site assessment if a visit is needed. Call 425-215-2560.

Short answer: clean & seal, overlay, or fix moisture first?

Efflorescence is a white powder or chalky haze left when moisture moves through concrete and deposits minerals on the surface. In plain English: water carries salts; when it evaporates, the white bloom shows up—especially after rain on Western WA flatwork.

When the host is still sound, haze is mostly surface-only, and water paths look addressable, many slabs still fit a clean + dry + seal path (see concrete sealing Seattle once prep candidacy clears). When haze sits with scaling, soft paste, or field wear on a true-sitting host, the honest next step is often a bonded concrete overlay after moisture honesty—not sealing over a failing surface. Chronic ponding, washout, rocking, or failed base points to drainage / section replace, not another coat (start the water-path check on fix drainage before resurfacing).

DIY and brand pages invent acid recipes, reseal-year charts, forever-white-free warranties, and $/sq ft packages—treat those as general industry guidance only. Olsen does not publish recipes, forever-seal / never-returns warranties, or one-size unit prices online; haze candidacy and moisture path are confirmed on assessment. Send photos for a complimentary phone/photo review, then book a free on-site assessment. Call 425-215-2560 (Mon–Sat 7:00 AM–6:00 PM).

What white haze usually means in Western Washington

Moisture path

Rain, shade, irrigation overspray, damp edges, and groundwater keep many Western WA slabs wet longer than owners expect. When moisture moves through the concrete and evaporates at the surface, mineral deposits can bloom as white powder or chalky haze. If you also see ponding dishes, edge washout, or water that never leaves the low spot, see fix drainage before resurfacing—salts on the surface are often a moisture symptom, not a stand-alone “buy sealer” cue.

Not the same as moss or peeling sealer film

Green organic growth (moss, algae, mildew) is a different prep problem—see concrete moss removal before sealing. Peeling acrylic film or a cloudy failed film is a sealing / product-family conversation after candidacy clears (see penetrating vs acrylic concrete sealer).

Not the same as spalling paste failure

Flaking or scaling paste fields are a different failure mode than loose white powder you can often wipe or wash. Readers sometimes confuse white deposits with paste that is coming apart. If the surface is soft, scaled, or shedding paste with the haze, you are usually past “just seal it”—that is restore / overlay / replace territory after moisture honesty, not a chemistry tutorial.

Honest ladder: clean → dry → seal vs overlay vs replace

Clean + dry when haze is surface-only

When white powder sits on a still-sound host and the slab is not scaled or soft across the field, the first rung is usually clean the salts, let the surface dry honestly, then decide on sealer—qualitative prep only. Olsen does not publish acid recipes, vinegar ratios, bleach mixes, dwell times, or PSI charts as specs. Dry-down matters before sealer. After candidacy clears, see concrete sealing Seattle for broom / flatwork hire; decorative stamp finish sealing is a hand-off when that is the finish type.

Seal / reseal when the host qualifies

Sealing can help manage future moisture uptake on a qualifying host after clean + dry—it is not magic armor. For product types (penetrating vs film-forming acrylic), see penetrating vs acrylic concrete sealer. State clearly: Olsen does not offer forever-seal / never-returns warranties. Moisture can bring salts back if irrigation, ponding, or edge wetness continues.

Overlay when wear / spall accompanies haze

Scaled, soft, or field-worn surface on a true-sitting host with haze in the mix is often a bonded overlay conversation after moisture honesty—not another thin coat over a tired paste. See also: concrete overlays and overlay vs replacement.

Patch when chips are local only

Discrete chips, edge breaks, or small spalls that accompany haze may fit localized repair—see concrete patching. Patching is not a substitute for treating a white-haze field or sealing over active moisture.

Replace / hybrid when restore is not honest

Rocking panels, failed base, chronic settlement, or haze on concrete that has already lost structural honesty: do not seal or overlay over failure. Hybrid plans (replace failed panels, restore sound remainder) stay on assessment.

What we confirm on site

National DIY and sealer-brand guides often promise forever-white-free slabs, “seal once forever,” acid etch instructions, and packaged per-square-foot pricing. Olsen doesn’t make those promises.

  • No forever-white-free / seal-once-forever warranties. Salts can return if water paths remain.
  • No acid, bleach, or muriatic recipes—cleaning is chosen for your slab on site.
  • No per-square-foot cleaning or sealing prices online—each job is priced after we see it.

Olsen scopes haze candidacy + moisture path on assessment. Ongoing water management (irrigation habits, gutters, ponding) stays with the owner. Send photos for a complimentary phone review, then book a free on-site assessment. Call 425-215-2560.

How to think about cost

Cost drivers: how much of the slab shows haze; whether the path is clean + dry + seal vs overlay vs drainage corrections; prep intensity; access; and sealer product family when sealing qualifies. Lifetime-value frame: the cheapest aisle “acid + forever sealer” on a wet, scaled, or ponding host is often the expensive choice—and so is overlaying over untreated moisture that will keep blooming salts.

Other guides publish haze-removal or sealing $/sq ft bands—treat as general industry guidance only. Your bid depends on candidacy and moisture path. Olsen does not publish $/sq ft, acid recipes, or forever-white-free warranties online. Send photos for a complimentary phone/photo review, then book a free on-site assessment. Call 425-215-2560.

Photo checklist + how Olsen helps

Complimentary phone/photo review is the fastest honest clean/seal vs overlay vs drainage read. Send:

  • Wide view of the slab after a dry spell and after rain if possible
  • Close-ups of white powder / haze (note if a wipe lifts powder)
  • Any scaling, soft paste, prior peeling sealer, or moss
  • Ponding, downspouts, wet edges, irrigation overspray

Efflorescence / white haze FAQs

More candidacy answers live on our concrete repair FAQ.

What is efflorescence / white haze on concrete?

Efflorescence is a white powder or chalky haze that appears when moisture moves through concrete and leaves mineral deposits on the surface. On Western WA driveways and patios it often shows after rain or in shaded, damp edges. It is not the same as green moss growth (see moss removal before sealing) and not automatically the same as flaking paste failure. Photos help us tell surface salts from wear. Call 425-215-2560.

Can I just seal over white powder?

Usually not as a first step. Sealing over active salts and moisture often traps the problem or wastes the coat. On a still-sound host with surface-only haze and manageable water paths, many slabs still qualify for clean + dry + seal after proper prep—see concrete sealing Seattle once the slab qualifies. If haze sits with scaling, soft paste, field wear, chronic ponding, or a failing host, sealing alone is often the expensive choice: fix drainage and restore (patch/overlay) or replace what failed. Call 425-215-2560.

Do you guarantee the white haze never comes back?

No forever-seal / never-returns guarantees. Moisture can bring salts back if irrigation, ponding, or edge wetness continues. Assessment talks candidacy and water paths, not magic warranties. Olsen does not publish forever-white-free claims or seal-once-forever language. Call 425-215-2560.
