Who is responsible for the sidewalk in front of a property?
In many Washington cities, including Seattle, the owner of the property next to the sidewalk is responsible for keeping it repaired and safe, even though it sits in the public right-of-way. Work in the right-of-way usually needs a street-use or right-of-way permit from the city. Requirements differ by city, so we confirm what your city needs before we start.
Repair or replace?
- Grind when a panel has lifted a little but is otherwise solid.
- Patch or seal when the damage is cracks, chips or a broken corner.
- Replace the panel when it is broken into pieces, rocks, has sunk, or has been heaved by roots.
Tree roots are a common cause of lifted sidewalks. We can cut the panel out and replace it, but root pruning should be cleared with an arborist or the city first, especially for street trees.
Questions we get asked
Can you fix a trip hazard without replacing the sidewalk?
Usually yes. If the panel is solid and has only lifted a little, grinding the raised edge removes the trip hazard in one visit, for much less than replacement.
Do I need a permit to repair the sidewalk in front of my house?
Often, yes. Most cities require a street-use or right-of-way permit for sidewalk work. Rules vary by city, and we check what yours needs before starting.
Can you replace just one or two sidewalk panels?
Yes. We saw-cut and remove only the failed panels and pour new ones to match the existing line and grade.
