Olsen Concrete repairs cracks in driveways, sidewalks, patios, garage floors, steps, foundations and commercial slabs across King, Snohomish, Skagit and Pierce County. Most cracks can be repaired so they stop letting water in, stop spreading, and look much better, without replacing the slab.
Crack repair methods we use
- Rout and seal: we widen the crack slightly, clean it and fill it with a flexible sealant that moves with the slab. This is the right fix for most driveway, sidewalk and patio cracks.
- Repair mortar fill: for wider, non-moving cracks and broken edges, we use a bonded cementitious or polymer repair mortar that is color-blended to the slab where possible.
- Epoxy injection: bonds a non-moving crack back together in walls, columns and thicker slabs. See crack injection vs overlay.
- Polyurethane injection: stops water coming through foundation and basement wall cracks.
- Crack stitching: ties both sides of a structural crack together with steel staples or bars so it can’t keep opening.
- Joint repair: rebuilding broken control and expansion joints and resealing them. See joint repair and resealing.
Which cracks are a warning sign?
Thin hairline and shrinkage cracks are normal and are usually cosmetic. Cracks that are wider than a credit card, have one side higher than the other, keep getting longer, or come with sunken or rocking panels point to movement or base failure. Those need a closer look. See signs of structural damage and structural flatwork repair.
Why fix cracks early in Western Washington
Our rain gets into open cracks, softens the base underneath and, in cold snaps, freezes and widens the crack. Sealing cracks early is one of the cheapest ways to make a driveway or sidewalk last longer. After repairs, a penetrating sealer helps keep water out of the rest of the slab.
Questions we get asked
Can cracked concrete be repaired instead of replaced?
Most of the time, yes. If the slab is still level and solid, sealing or filling the cracks fixes the problem. Replacement is only needed when panels have sunk, heaved or the base has failed.
Will the crack repair be invisible?
Repairs are cleaner and much less noticeable than open cracks, but a repaired crack is rarely 100% invisible on plain gray concrete. If looks matter most, a resurfacing overlay after repairs gives a uniform finish.
Do you repair foundation and basement wall cracks?
Yes. We repair non-moving cracks with epoxy injection and stop leaking cracks with polyurethane injection. If a crack shows signs of ongoing structural movement, we will tell you to bring in a structural engineer first.
