La Conner is a small historic waterfront town on the Swinomish Channel, surrounded by the farm and tulip fields of the Skagit flats. Shops and restaurants line First Street along the water, with older homes up the hill and farmhouses out in the valley. We are about 37 miles from our base in Lake Stevens.
What we do in La Conner
- Walkway, step and patio repair and restoration
- Driveway repair, resurfacing and new pours
- Crack and joint repair, sealing and moss removal
- Storefront sidewalks and trip-hazard repair for businesses
- Farm and outbuilding slabs and pads
Waterfront and farmland conditions
- Wet, low ground. Near the channel and out on the flats, the soil stays wet much of the year. Good base prep and drainage matter more than the surface finish.
- Older steps and walks. Many older homes have hand-poured steps and walks that have chipped or separated. Some can be repaired; some are safer replaced.
- Moss and slick surfaces. Shaded walks and north-facing steps get slippery. Cleaning and a suitable sealer help.
Historic district work
Parts of La Conner are in a historic district, and exterior changes there can need town review. Before we schedule work that changes how a visible walk, step or storefront looks, we suggest checking with the Town of La Conner. We are happy to help you figure out what to ask.
Overlay or replace?
Overlay or restore when the concrete is stable and the damage is on the surface. Replace when it rocks, sinks, heaves or has offset cracks. See our overlay vs replacement guide.
How a La Conner project starts
- Phone and photo review. Send photos or call, and we give you an early read on repair, overlay or replacement.
- On-site assessment when the photos are not enough to call it.
- Clear recommendation: repair or overlay, section replacement, or demo and a new pour.
Photo checklist: crack width and any height difference, puddles after rain, soft or rocking spots, spall depth, old patches, and one wide shot of the whole slab.
