A sunken or tilted driveway, patio, sidewalk, or garage approach is not the same problem as a worn-but-level surface. Call (425) 215-2560.

Short answer: level first, overlay alone, or replace?

Sequence decides durability when the slab has settled or tilted. If the host is largely intact, out-of-level is modest, and the wear surface also needs rebuild, level then overlay is often the durable restore path. If grade can be restored and the wear surface is still acceptable, lift/level alone may be enough (specialty lift when that is the honest next step). Overlay alone on a still-sunken or actively settling slab usually funds the next crack map and trip lips. Wide displaced cracks, a failed or washed-out base, chronic drainage washout, or a footprint change usually mean section or full replace—not a pretty layer on a moving host. What this page covers

In scope: exterior / flatwork process order when sunken or tilted settlement is the starring problem—driveway, patio, sidewalk, garage approach. Related: concrete leveling cost vs replacement · self-leveling vs grinding concrete · overlay vs replacement.

Related questions: cost, indoor leveling, and overlay vs replace

For what leveling costs compared with replacement, see concrete leveling cost vs replacement. For flattening indoor floors, see self-leveling vs grinding. For choosing between resurfacing and tear-out on a sound, on-grade slab, see overlay vs replacement. Outdoor settlement is also a different problem from moisture vapor under an indoor garage coating; see moisture vapor test before overlay only if vapor is the concern.

Why overlay alone often fails on a sunken slab

A bonded overlay follows the host plane. It does not magically re-establish design grade, reverse a trip lip, or stop an actively settling panel. Trip lips, lost drainage slope, and settlement cracks often telegraph through a new wear layer. “Hide the dip with overlay” is a common wrong call—say so plainly. If a prior overlay already cracked along the old settlement line, treat that as evidence the sequence was wrong, not as a reason to layer again. For surface restore vs tear-out when settlement is not the hinge, see overlay vs replacement; for wear-surface options after a stable grade, see concrete overlays.

When level-then-overlay makes sense (vs lift alone)

Level-then-overlay fits when the slab is largely intact, out-of-level is the primary functional issue, and the wear surface is also worn, scaled, or spalled. After a stable grade, a bonded overlay restores the wearing surface. Drainage cause should be addressed or scoped together—see fix drainage before resurfacing. Lift/level alone may be enough when grade can be restored and the wear surface is still acceptable for use. Industry method names (mudjacking / slabjacking / polyurethane foam leveling) appear here only as general guidance—not an Olsen product bake-off and not making up per-hole or height charts. Honest scope: Olsen confirms candidacy and path on assessment, scopes overlay / patch / section-or-full replace work we perform, and says plainly when a specialty lift contractor or replace path is the durable next step. We do not claim to be a foam-injection franchise.

When replace (or section/hybrid) wins instead

Wide structural cracks, heavy spalling with a failed host, severe vertical displacement, a washed-out base that will fail again, unresolved chronic washout, or a desire to change footprint / thickness / finish usually mean section replace, hybrid, or full tear-out—not level-then-overlay theater. Driveway triage: concrete driveway repair Seattle; surface vs tear-out framing: overlay vs replacement. Garage approach panels have their own decision: garage apron overlay vs replace. Tree-root upward heave is a different decision from settlement washout—see tree-root heaved driveway. If you are weighing weekend bags on a still-sunken panel, pause at DIY vs pro concrete repair.

PNW drainage, washout, and why level-then-overlay can still fail

Western Washington wet winters and fines washout under slabs settle concrete into voids. Lift + overlay without fixing gutters, downspouts, grade, or water paths can settle again—and you pay twice. Photo checklist + how Olsen helps

A complimentary phone and photo review is the fastest honest sequence read. Send:

  • Wide slab / driveway / patio / sidewalk shots
  • Close-ups of trip lips, cracks, and displacement
  • After-rain pooling; slope toward house or garage
  • Approximate panel sizes and access notes
  • What you want after (drive, park, patio use)

Olsen starts with that review. If a site visit is needed, we’ll schedule a free on-site assessment. You leave with level-then-overlay vs lift-only vs section/full replace honesty—and a clear statement of what Olsen scopes versus when a specialty lift contractor is the honest next step. Do I need to level concrete before an overlay?

Often yes—if the slab is intact but out of grade and you still want a bonded wear-surface restore. Overlay alone usually follows the dip and can telegraph cracks or trip lips. Structurally failed slabs, severe displacement, or chronic washout often need section or full replace instead. Olsen Concrete (Lake Stevens) confirms sequence across King, Snohomish & Skagit—and says plainly when a specialty lift contractor or replace path is the honest next step. Send photos for a complimentary phone/photo review, then a free on-site assessment if a visit is needed. Call (425) 215-2560 (Mon–Sat 7:00 AM–6:00 PM).

Can you overlay a sunken driveway or patio?

Usually not as the only step. Restore grade first when the host qualifies; then overlay if the wear surface still needs rebuild. Assessment decides. Call (425) 215-2560.

How is this different from your leveling-cost page or SLU-vs-grind page?

Level-then-overlay is about the order of work when a sunken or tilted slab is the main issue. (425) 215-2560. Related: Leveling cost vs replacement · Self-leveling vs grinding · Overlay vs replacement.

Does PNW drainage really change whether level-then-overlay lasts?

Yes. PNW washout under slabs is a common settlement cause. Lift + overlay without fixing water paths can settle again. See fix drainage before resurfacing, then confirm on assessment. (425) 215-2560.

Why doesn’t Olsen publish slab-lifting prices or “we foam every slab” claims online?

Because published unit prices and franchise-style lift claims skip candidacy, washout cause, drainage, access, and whether the host still qualifies. Olsen scopes overlay / patch / section-or-full replace and says when specialty lift or replace is the honest next step—we do not publish foam-franchise capabilities or per-injection charts. Send photos for a complimentary review, then schedule the free on-site assessment. (425) 215-2560.

What should I send before the visit?

Wide and close-up photos of lips/cracks/displacement; after-rain pooling; slope toward house/garage; panel sizes; access; desired use after. Complimentary phone/photo review first; free on-site assessment. Call (425) 215-2560 (Mon–Sat 7:00 AM–6:00 PM). Serving King, Snohomish & Skagit from Lake Stevens.
