Restore-first patio overlay for Puget Sound homes—candidacy and drainage first, finish second.
Proudly serving King, Snohomish, Skagit & Pierce County, WA
A tired Pacific Northwest patio—moss, staining, light scale, furniture wear—does not automatically mean tear-out. Olsen helps homeowners across King, Snohomish, and Skagit decide patio concrete restoration and bonded overlay when the slab still sits true, and honest rebuild or drainage-first work when it does not. Candidacy first, finish second. Call (425) 215-2560.
Overlay / restoration fits when the patio is stable and damage is mostly surface: moss scarring, stain, scale, light stable cracks. Hybrid fits when some panels fail and others qualify. Rebuild when structure, base, or uncorrectable geometry already won. Selling overlay on a rocking patio is the expensive choice.
For overlay system fit, see concrete overlays. For a whole driveway under tire traffic, see driveway overlay. Water paths belong on fix drainage before resurfacing.
A patio overlay is a bonded cementitious or polymer-modified wearing surface over a prepared, sound host slab. It is not paint, not a temporary patch, and not a drainage redesign. It renews mossy, stained, scaled, or lightly worn outdoor concrete when the patio still sits true.
Patios take foot traffic, furniture, shade, and moss. Driveways take tire loads, apron ponding, and turn-in wear—see driveway overlay. Same restore-first logic; different use and failure patterns.
The slab sits true with no rocking or active settlement. Surface wear, scaling, staining, moss scarring, furniture marks, and light stable cracks are the main issues. Bonded prep is realistic after screening. You want less disruption than full demo when candidacy allows.
Rocking, heaving, or vertically displaced panels; failed base or chronic under-slab washout; prior overlay that is peeling or hollow—assessment decides the path, not a catalog pitch. Hybrid work replaces failed panels and restores the sound remainder. Structural decision framing: overlay vs replacement.
North and shaded faces grow moss; pressure-wash alone is not a finish. Planter rings and furniture feet concentrate wear. Wet seasons amplify staining and joint vegetation.
Ponding on the patio or runoff toward the house means pause before overlay. See also: fix drainage before resurfacing.
Washed-out stamp color on a sound pattern is a decorative color ladder on faded stamped concrete restore. This guide covers general patio resurfacing / overlay for plain and broom slabs—decorative finish only after candidacy.
Plain broom restore is enough for many patios. Decorative stamped or stained looks are a finish choice after the slab qualifies—not the lead pitch. This is not a stamp catalog or pool-deck spray brochure.

Sometimes. When the patio slab is stable and bondable—and cracks are not actively moving or displacing panels—crack treatment plus a bonded overlay or patch can renew the surface without full tear-out. Rocking panels, heaving, failed base, or chronic ponding usually need section replace, drainage correction, or a new pour—not another surface product alone. Olsen screens King, Snohomish, and Skagit patios with a phone/photo review, then an on-site assessment if a visit is needed. Call (425) 215-2560 (Mon–Sat 7:00 AM–6:00 PM).
Patio overlay renews outdoor living slabs under foot traffic, furniture, and shade/moss patterns. Driveway overlay is scoped for tire loads, apron wear, and turn-in abuse—see driveway overlay. Same restore-first candidacy; different failure modes and prep expectations.
Often yes when water ponds on the patio, runs toward the house, or is washing out edges and joints. An overlay renews the wearing surface; it does not reliably rebuild slope or a washed-out base. See fix drainage before resurfacing, then confirm patio candidacy on assessment: (425) 215-2560.
Color and pattern restore on a sound stamped host is a separate job—start on faded stamped concrete restore. If the stamped patio is structurally failing, a rebuild comes first.
Yes. Olsen provides patio overlay and restoration when slabs qualify, and rebuild when they do not, from a Lake Stevens service-area base across the three counties. Call (425) 215-2560.
Send patio photos for a phone review. If a site visit is needed, we’ll schedule an on-site assessment.
