What “parking lot overlay repair” means here

Olsen focuses on concrete aprons, stalls, and panels that can be screened for bonded overlay, patch, or sectional replacement. Full asphalt parking fields and heavy highway-grade paving are out of scope. If photos show asphalt, we will say so early.

Common scopes

  • Entry aprons and drive lanes at multifamily and office sites
  • Stall and walk-adjacent panels with scaling or tire wear
  • Loading / trash-enclosure approaches when concrete and access fit
  • Hybrid work: replace failed panels, overlay sound remainder

Restore-first vs replace for aprons

An overlay renews a worn surface when the slab sits true—no active settlement, heaving, rocking panels, or failed sub-base. Surface scaling, staining, light spalling, and stable cracks (after treatment) are typical candidates. Vertical offset, rocking panels, or chronic ponding that needs a rebuild usually point to section replace or tear-out. See the residential decision frame on overlay vs replacement and the commercial frame on commercial overlay vs replace.

When overlay / patch fits

  • Panels are stable and bonded prep is realistic
  • Damage is mostly surface wear or cosmetics
  • You need less disruption than full demolition when candidacy allows

When replacement (or section replace) is honest

  • Active settlement, heaving, or wide displaced cracks
  • Failed base or panels that will not support a bonded overlay
  • Repeated surface fixes that will not hold under traffic

Ops notes for managers and owners

Phasing, access for residents or tenants, and cure windows before reopening stalls matter as much as the finish. Olsen screens photos first, then confirms bond and structure on site when needed. We do not publish one-size $/sq ft or lifespan guarantees online—conditions vary by slab, traffic, and exposure.

Warehouse and industrial floors are covered separately on commercial warehouses. For the overlays pillar: concrete overlays.

How to start

  1. Complimentary phone & photo review — early overlay vs replace screen.
  2. $150 on-site assessment — credited to your project if you proceed; one complimentary reschedule with at least 48 hours’ notice.
  3. Clear recommendation — overlay, patch, hybrid section-replace, or demolition & new pour.

Parking apron FAQs

Does Olsen repair commercial parking aprons?

Yes—within light-commercial concrete scope for HOAs, retail, and office sites in King, Pierce, and Snohomish counties. We restore with overlays and repair when panels qualify, and we handle section replace or new pours when they do not. Call 425-419-9949.

Is this the same as asphalt parking lot paving?

No. This page is about concrete aprons and panels. If your field is asphalt, say so in the photo review so we can redirect you instead of forcing a concrete scope.
