Patch / bonded resurfacing fits when the stair mass is structurally stable—no rocking or displacement—and damage is mostly chips, scaling, worn texture, or stable minor cracks after treatment. Rebuild / section replace is honest when treads rock, show vertical offset, hollow out, list away from the landing, or sit on eroded or failed base—a coat will not fix that. Hybrid is common: rebuild failed treads or a failed landing panel; resurface the sound remainder. Selling a pretty overlay on rocking stairs is the expensive choice.

Rebuild is also the moment to correct pitch away from the door and rebuild landings when scope requires. Moss, algae, shaded north faces, and ponding on worn treads raise slip risk. Drainage and surface texture matter; we don’t publish durability years. Ice-melt and deicer on entry stairs deserve qualitative caution—product chemistry stays out of this page.
