The short answer

If panels have dropped, tilted, or created trip lips, an overlay alone will not fix the geometry. You need a plan that addresses elevation and structure first—or replacement when the slab or base cannot be salvaged. If the slab sits true and only the surface is worn, see concrete overlays and overlay vs replacement.

What “leveling” usually means

Leveling (sometimes called mudjacking, slabjacking, or polyurethane foam lifting—depending on the contractor and method) aims to raise settled concrete back toward a usable plane. It is a structural-geometry tool, not a new wearing surface. Olsen’s restore-first offer centers on overlay, repair, hybrid section-replace, and new pours. When pure lift work is the primary need, we screen candidacy and will say whether we scope it, sequence it with overlay, or point you to the right specialty path.

What an overlay does (and does not do)

A bonded overlay rebuilds the wearing surface on a stable, adequately true slab after prep. It does not jack a sunken panel back into place. Putting overlay over unresolved settlement is a common failure path.

Common sequences (high level)

Level, then overlay

When lift restores a usable plane and the slab can still accept a bonded wearing surface, some projects sequence elevation work first, then overlay. That only works after candidacy screening—not as a default package.

Section replace, then restore

Failed panels come out; sound areas may receive overlay. Same hybrid logic as our commercial decision page: commercial overlay vs replace.

Full replacement

When base, drainage, or panel condition will not support lift or bond, demo and new pour is the durable path.

How to start

  1. Complimentary phone & photo review — send shots that show offset (a straightedge or coin in the crack helps).
  2. $150 on-site assessment — credited to your project if you proceed; one complimentary reschedule with at least 48 hours’ notice.
  3. Clear recommendation — level-then-restore path, overlay-only, hybrid, specialty referral, or demo & new pour.

Leveling vs overlay FAQs

Can I overlay a sunken driveway?

Not as a fix for the sink. Overlay needs a slab that sits true enough to bond and drain. Sunken or tilted panels need leveling, section replace, or full replacement first—assessment decides.

Does Olsen do mudjacking / foam leveling?

Olsen screens sunken-slab jobs for the right sequence. We lead with overlay, repair, hybrid replace, and new pours. Pure lift specialty work is scoped only when it fits our methods—or we will say so and help you avoid a wrong surface product. Call 425-419-9949.
