Two different products, one shared hinge

Both paths need a slab that can accept a bonded system. Neither is a structural repair for rocking, heaving, or failed base. Start with condition—the same hinge as our overlay vs replacement and overlays guides.

What a garage floor overlay is

A bonded cementitious (or polymer-modified) resurfacing layer placed over a prepared, sound slab. It becomes the new wearing surface. It is not paint, and it is not a temporary patch. Prep, crack treatment, and moisture management matter—especially in Pacific Northwest garages that stay damp.

What epoxy / coating systems typically are

Epoxy and similar coatings are film-forming finishes applied over a prepared slab. They can look sharp and clean easily when the substrate, moisture, and prep are right. They do not fix settlement or vertical offset. Moisture vapor and poor prep are common failure stories in wet climates—we will not pretend otherwise.

  • Slab is stable; damage is mostly surface wear, scaling, or cosmetics

When a coating conversation may fit instead

  • Slab is already sound and flat enough that a film system meets the goal
  • Primary need is cleanability / appearance on a qualified substrate
  • Moisture and prep requirements for that system can be met honestly

When neither overlay nor epoxy is enough

Can you overlay a garage floor that already has failed epoxy?

Sometimes—after the failed film is removed and the slab is screened for bond and moisture. If the slab itself has failed, overlay or a new coat will not fix structure. Assessment decides.
